What's included in my suite rent?
Free parking, Wi-Fi, secure 24-hour building access, linen service, water and electricity, common-area cleaning and trash, the kitchenette and the wash bowl room. Tenants also get 25% off the podcast studio and a profile in our Book a Pro directory.
What suite sizes are available?
Seven salon suites in four sizes: 90 sq ft (Suite E), 110 sq ft (Suites C, D and H), 130 sq ft (Suite G) and 145 sq ft (Suites A and F). Suite B is home to our podcast studio. Tell us which fits your business when you join the waitlist and we'll reach out when one opens.
What's the agreement term and move-in cost?
Choose a 6- or 12-month License Agreement. First and last month's rent are due at signing.
Can I work early mornings or late nights?
Yes. Every tenant has secure 24-hour access to the building, so you set the schedule that works for you and your clients.
What kinds of professionals rent at Serenity?
Independent beauty and self-care pros: stylists, barbers, estheticians, lash and brow artists, nail techs, massage and wellness practitioners.
Do I need my own license and insurance?
Yes, both are required. Each suite holder runs their own business and must hold their own active Virginia professional license and their own insurance. Our Starter Kit walks you through it.
Do I need podcast experience to book the studio?
Not at all. Every session starts with a quick orientation, and you can add an on-site audio engineer for $85/hr so all you have to do is talk.
